Boone County Commissioners Approve Phase I Of 47 Commons Development

The Boone County Commissioners have officially approved Phase I of the 47 Commons project, a transformational mixed-use development spearheaded by MCI Development LLC, the development arm of Merritt Contracting, Inc. This marks a major milestone for economic development in Boone County and paves the way for an exciting new chapter of job growth, business expansion, and community infrastructure at the pivotal Interstate 65 and State Road 47 interchange.

Phase I Highlights: • Development of 190 Acres in the southwest quadrant of I-65 and SR 47 • New headquarters for Merritt Contracting, Inc. • Shelby Materials’ first location in Boone County • Creation of a natural Spring Creek buffer to separate the applied technical services district from commercial, retail, and residential spaces • An estimated 150 jobs retained with a combined payroll of about $11.5 million ($77,000 per job) • 85 new jobs anticipated • Estimated Phase I investment of $30 million • Total project investment projected at $170–$200 million The 47 Commons development is anchored by Merritt Contracting, Inc. and Shelby Materials, and it is strategically designed to meet two core objectives for Boone County: 1. Strengthen the local tax base and job market while cultivating grassroots business growth. 2. Catalyze and set the benchmark for future residential and commercial development at this vital transportation corridor.

Andrea Kern, CEO of Boone EDC, emphasized the long-term value of the project: “The approval of Phase I of 47 Commons is a clear signal of Boone County’s commitment to sustainable, strategic growth. By blending innovative site design with job creation and regional investment, this project embodies the kind of future-focused development we champion. This project will elevate Boone County’s competitive edge while fostering new opportunities for businesses and families alike.” As work begins on Phase I, Boone EDC and its partners look forward to engaging the community, supporting local workforce development, and ensuring that 47 Commons serves as a model for growth, connectivity, and quality of life in Boone County.
